If I Qualify, When Does My Membership Start?

Once you join the program, your 12-month membership only begins when you submit your first sales advice on a project.

We recognize that everyone’s financial journey is different—some may need time to restructure finances, sell underperforming properties, or finalize tax returns.

That’s why we move at your pace, ensuring you're set up for success from day one.

Is My Membership Fee Tax Deductible? 

While we are not licensed accountants and cannot provide tax advice, we have observed that some accountants advise members with existing property portfolios that the membership fee may be tax-deductible. We recommend consulting with a qualified tax professional to assess your specific situation.

How Much Deposit Do I Need To Get Started?

The deposit required depends on the property and your individual investment strategy. As a general rule of thumb, you’ll typically need a 10% deposit of the purchase price. Additionally, you should factor in costs such as stamp duty, legal fees, and other associated expenses.

When Do I Pay The Deposit?

The timing of your deposit payment varies depending on the project. 

Here’s a general guide:

  • For registered land: The deposit is typically due upon exchange of contracts and must be paid before settlement.

  • For unregistered land: Usually, only a deposit on the land is required at the time of exchange, with the remainder of the deposit payable before settlement.

How Does Your Company Get Paid? 

We have a membership fee to join the program. In addition to this, we also derive a project management fee which is paid directly to us from a builder. It is important to note that it does not cost you anymore to deal with us. 

Where Do You Advise Your Clients To Buy?

Our acquisitions team is not tied down to any particular developer, vendor, builder, agent or geographical location.

That is, we are at complete arms length in which we secure opportunities to ensure wherever we advise our clients to invest, is in their best interest and tailored towards their financial goals.

What If I Can't Get Finance?

Each property acquisition is structured differently depending on the location (state) as well as if the property is registered or not. Typically speaking if the land is registered then finance approval is required before the exchange of contracts, alternatively, the purchase may have a subject to finance clause. I.e if you cant get the finance, then you cant proceed with the purchase. If the land is unregistered, then it is vital that accurate borrowing capacity calculations are done

We carefully select a small group of builders to work with, ensuring they meet our high standards for quality, financial stability, and transparency. Each builder must agree to our strict development terms, which include fixed pricing with no hidden costs, budget blowouts, or unexpected surprises, as well as full liquidated damages to protect our clients from delays.

Our due diligence ensures that they can consistently deliver a high-quality product, and because they rely on ongoing projects from us, they have a vested interest in keeping our clients satisfied. If they don’t meet our expectations, they risk losing future opportunities, which directly impacts their business.

This approach allows us to maintain strong partnerships with builders who are fully committed to delivering the best outcomes for our clients.

We have completed over 700 builds with these builders over the past 9.5 years without failing a build which gives us confidence in the strength of their business.
